Everyone's situation is different, but a few come up again and again.

You inherited a property and the other heirs live abroad

Coordinating a sale across different countries, time zones, and NIE numbers is a headache on top of an already hard time. Selling to one direct buyer means one conversation, not that plus a buyer's own chain.

You're not a Spanish tax resident

Non-resident sales come with extra paperwork, including a percentage of the price withheld at the notary against capital gains tax. It's normal, and it's something I deal with directly as the buyer rather than leaving you to figure it out alone.

It's been sitting with an agency for a year or more

A property that won't move is usually a pricing or exposure problem, not a sign nobody wants it. Selling directly skips the open-ended waiting and the rounds of viewings that go nowhere.

There's a mortgage, or you're behind on IBI or community fees

Outstanding balances are normally settled out of the sale proceeds at completion, arranged directly with the notary and the bank. The earlier you mention it, the more smoothly it gets handled.

Divorce, relocation, or probate

Sometimes you just need the property dealt with so you can get on with everything else that's going on. A direct sale means fewer people involved and fewer moving parts.

There's a tenant in the property

That doesn't rule anything out. It just means we talk it through early so both of us know where we stand before anything moves forward.

Are you an estate agent?+

No. I buy properties directly with my own money. I'm not an agency, I don't list your home on the open market, and I'm not brokering a sale to a third party. It's a direct purchase between us.

Will you guarantee a price or a sale before seeing the property?+

No, and I'd be cautious of anyone who does. What I can do is have an honest conversation, look at the actual details of your property and situation, and put together an offer based on that. Nothing here is regulated financial advice - just a straight conversation.

What happens with the 3% retention if I'm not a Spanish resident?+

When a non-resident sells, the buyer withholds a percentage of the price at the notary and pays it to the tax office on your behalf, as an advance against any capital gains tax you might owe. Depending on your numbers, you could owe more afterwards or be due a refund. For the exact figures and how the refund process works, see our costs page.

The property was inherited and the other heirs are abroad. Is that a problem?+

It adds steps, not necessarily complications. The inheritance usually needs formalising at a notary before a sale can go through, and coordinating that across countries takes time. Selling to one direct buyer means you're not also trying to line that up with a buyer's own mortgage chain.

Do you buy properties with a mortgage or unpaid community fees?+

In most cases, yes. Outstanding balances like a mortgage, unpaid IBI, or community fee debt are typically settled out of the sale proceeds at completion. Just flag it early so it can be planned for properly.

How is this different from listing with an estate agency?+

It's a direct purchase, not a listing. There's no agency commission, no chain of viewings, and no waiting on a buyer's mortgage application that could fall through. I buy with my own funds, so it's one conversation with one person from start to finish.
