Formalising an inheritance at the notary, then coordinating NIE numbers and signatures with heirs in different countries, takes real time. Selling to one direct buyer means you're not also trying to line that up with a buyer's own chain.

You're not a Spanish tax resident

It's been sitting with an agency for a year or more

A property that won't move is usually a pricing or exposure problem, not a sign nobody wants it. Selling directly skips the open-ended waiting and the rounds of viewings that go nowhere.

There's a mortgage, or arrears on IBI or community fees

Outstanding balances are normally settled out of the sale proceeds at completion, arranged directly with the notary and the bank. Tell me about it early and it gets planned for properly.

Divorce, relocation, or probate

Sometimes you just need the property dealt with so you can get on with everything else that's going on. A direct sale means fewer people involved and fewer moving parts.

There's a tenant in the property

That doesn't rule anything out. It just means we talk it through early so both of us know where we stand before anything moves forward.

Will you guarantee a price before seeing the property?+

No, and I'd be cautious of anyone who does. What I can do is have an honest conversation, look at the actual details of your property and situation, and put together an offer based on that.

What happens with the 3% retention if I'm not a Spanish resident?+

When a non-resident sells, the buyer withholds a percentage of the price at the notary and pays it to the tax office on your behalf, as an advance against any capital gains tax you might owe. The property has a mortgage or unpaid community fees. Can I still sell?+

In most cases, yes. Outstanding balances like a mortgage, unpaid IBI, or community fee debt are typically settled out of the sale proceeds at completion. Just flag it early so it can be planned for.
